What rates is everyone getting right now?

We just locked in at 6.75% 30yr conventional no points and good credit. Before that a few days ago we were quoted 7.32%!! We’re located in NJ. Just curious what everyone else is getting right now :slight_smile:

EDIT please include location, credit score, points or no points, down payment and loan type :slight_smile:

Also no one mentions LTV, credit score and down payment.

This is the worst way to figure out the current market rate. No one mentions when they locked (if locked) and if any points were bought to get that rate. A better way is look at Mortgage News Daily.

Exactly. Soooooo many variables. Never apples-to-apples. Date (and hell, TIME of lock), loan type, occupancy, property type, LTV, credit score, etc.

Best quote I’ve gotten is 7%. I have no debt, 810 credit score, 12% down payment, 30 year conventional. No points; in Southern California

6.625 VA loan. Closed 12/20

Likely from First Community Credit Union here, they have some absolutely amazing rates with very fair closing costs without any discount points. They were at 5.625% for excellent credit until last week but recently bumped to 6% going into new years. There is also Texas Bay CU here which can get you around 6.25% and some others as well. I said in another post that you should be shopping at your local credit unions and not traditional banks or mortgage lenders for the best rates right now.

@Zeph
We’ve always used our credit union, they’ve always had the best rates.

Doing a 5/1 ARM at 6%. Hoping rates back to around 5% in the next 5 years.

Never gonna happen when inflation is about to be unleashed again.

I thought the giant Cheeto was going to make everything perfect again? Birds singing, sun shining, groceries prices and gasoline flowing like honey, sweet and abundant!

They’re literally a boomer. Can’t argue with stupid. Regardless, I hope their gout and equilibrium issues heal up properly.

I locked and closed with a 5/5 5.875% ARM last month

6.7%, 30 year… Miami, FL (I have a 770 score, but my wife has a 630)

Closing next week! 6.75%, 5% down, 780 Score, no points on 30 YR conventional - NJ
