Dumb question, but which website do you use to track rates? My credit union used to post the rates for the best case scenario, and I’d use that to gauge the trends in mortgage rate. But they don’t show that anymore

Not a dumb q. I don’t know if posting sites is allowed here buts it’s literally mortgage rates daily dot com. I’ve talked to four brokers and they all use that site as a reference.

Meaning most lenders are actively updating their pricing regularly and just updated a few minutes ago about 25 basis points better
The mortgage market has already priced in this rate cut, so I doubt there will be any material change for you.
I hope you have a trusted lender to ask. Not that they can predict the future, but most have a good idea what’s going to happen.

I also wouldn’t trust what a lender has to say, they’re trying to make a sale and will tell you what you want to hear

Totally; why I provided the caveat, “Trusted.”
I’ve used the same lender for over 10 years and she’s the best lender I know. if she felt the rates were dropping no way would she pushed to lock. Many of her clients have been with her for 20+ years.

I like how you got downvoted for telling the truth. All lenders don’t have a clue about what’s to come. If they did they wouldn’t be talking to consumers.
